Unfortunately, there are many people in our profession who have made phrases like "We buy hideous houses, will pay cash" and "Quick Closing" sound dirty, and we are sorry. We are not them! We own property in, work in, and play in the neighborhoods in which we invest. We are very fond of being able to look at ourselves in the mirror, and not get tomatoes thrown at us while driving down the street.

WE ARE ALWAYS LOOKING FOR NEW PROPERTIES TO RENOVATE

Neighbors are always our biggest source of information and leads. Knowing this, we try our very best to be transparent with every person we attempt to engage in business, and treat them with respect. We realize that when you refer us to someone who may want to sell, you are putting your trust in us. We cannot always purchase every property we come across, or meet the price that the owner wants. We are in this to turn a profit first & foremost, but we negotiate with a "win-win" mentality and look for opportunities to create mutually beneficial scenarios for all parties involved

WHAT WE ARE LOOKING FOR

GENERAL GUIDELINES

  • Single family or multi-family properties in Tower Grove Heights, Tower Grove South, Shaw, Tower Grove East Neighborhoods (outside these locations is OK too, we just prefer these areas).
  • All conditions are considered, but in general we look for properties that are in need of significant improvement. 
  • The property is not as updated as those directly around it. If we renovate it, will it become more in line with the other houses on the block?
  • We renovate a wide range of housing stock, but primarily focus on single family properties with 2,000+ square feet.  However, we got started renovating bungalows and if they are in line with our other criteria we will take a look!
  • Something you think is really awesome, and if developed could contribute its community.

PROCESS OF SELLING TO US

  1. Fill out the contact form on the home page, or give the owner, Leo a call directly 314-757-0808. If you decide to call, please leave a message, more than likely he is on a construction site at the time. He will call you back. Be prepared with a little background information on why you are selling, where the house is located, your needs, and any questions you may have. 
  2. Set up an appointment to have us come view the property. If we are interested, we may set a second appointment to bring a member of the construction team, or a local real estate agent by for a second opinion. You will always know who is there with us, and WHY.
  3. We will discuss your needs, expectations and answer more questions. If it looks like the property may not work for us at this time, we will be upfront & tell you as soon as possible.
  4. If we decide to proceed, we will send you an offer directly from our real estate agent, on a standard contract. We do engage a real estate agent to represent us on virtually all of our transactions, you are not obligated to pay any commissions. You may wish to seek outside advice or counsel at any time, but we will not pay for their services. 
  5. If we come to terms on the contract, then we will proceed to closing & get you on your way!

TYPICALLY


  • We pay all closing costs related to the sale, there are exceptions.
  • We can close as soon as 14 days
  • We will agree to remove and dispose of any items left in the house, with the exception of hazardess waste (biological material, chemicals, solvents or excessive amounts of paint)
  • We can be flexible on your move out date
